Ice cream, views and integrated solutions
Situated on a site occupied by an ice cream factory and with unobstructed views of the Caspian Sea, the Port Baku Residences was designed to be one of the most prestigious developments in Azerbaijan, and we were chosen as the company to deliver it.
Scaling the towers
The mixed-use development features a built-up area of 382,000 square metres. Comprising three towers, the development includes 872 high-end residential apartments over 32 floors, three floors of commercial retail space and 2,000 car parking spaces over three basement levels. With a development on this scale it is no surprise that the construction project was the largest of its kind in Azerbaijan. Delivery was always going to be a challenge, but with our ability to draw on an integrated project, construction and cost management team, it was a project we were able to deliver to the highest standards.
Logistics by the sea
Our attention to detail and ability to mobilise our extended supply chain were important factors for this complex project. So too was our ability to deal with the challenging logistics and the contaminated ground conditions on what was a former industrial site with a high water table. To address this, we constructed a 25 metre deep diaphragm wall as a perimeter to prevent water from entering which required 1,800 piles, extending to a depth of 36 metres.
