A city within a city
Described as the first intelligent city in the world, designed as the world’s largest waterfront community and planned to put Dubai level with other lifestyle cities of the world, the Dubai Marina district was a truly impressive ambition back in 2000. Already established in the region, we were perfectly placed to project manage the first six towers as part of a 465,000 square metre masterplan.
As this was the client’s first residential development and we had demonstrable experience in this area, we provided advice and support during masterplanning, and were asked to continue this through the first phase of construction. This involved running workshops to help define client requirements and feasibility, applying logical thinking to the programme and delivering a pragmatic approach to the plan. Using our experience of working on residential developments and our team’s knowledge of construction in Dubai, we set realistic, yet challenging benchmarks for quality, cost and speed of delivery.
Towers stack up
Working at a fast pace that became the norm on our projects in this region, the towers were constructed at a rate of five days per floor – effectively topping out each phase within 12 months. All of the 1,029 apartments and 64 villas were sold before completion.
Our successful delivery of the project’s early phases led to subsequent appointments within the Dubai Marina district, including the 40 tower Jumeriah Beach Residences. We also provided facilities management services within the district – a commission that we are still delivering today.
